Langkah-Langkah Mempersiapkan Pengajuan KPR Agar pengajuan KPR tidak ditolak, persiapkan dengan matang. Berikut poin penting yang harus diperhatikan:
1. Riwayat Kredit yang Bersih
Pastikan semua utang atau kewajiban keuangan sebelumnya dilunasi tepat waktu.
Riwayat kredit buruk akan dicatat dalam Sistem Layanan Informasi Keuangan (SLIK) OJK, yang dapat memengaruhi keputusan bank.
Hindari masuk dalam daftar hitam atau memiliki kredit macet sebelum mengajukan KPR.
2. Rasio Utang yang Wajar
Idealnya, rasio utang tidak lebih dari 30–40% dari total penghasilan.
Jika rasio utang terlalu tinggi, bank akan menilai kemampuanmu untuk membayar cicilan rumah baru sebagai berisiko.
Misalnya, dengan penghasilan Rp6 juta per bulan:
Biaya hidup: Rp3 juta
Cicilan motor: Rp1,5 juta
Sisa tabungan: Rp1,5 juta
Rasio utang sebesar 50% akan dianggap terlalu tinggi. Solusi: lunasi cicilan motor terlebih dahulu, lalu alokasikan lebih banyak untuk tabungan agar kondisi finansial lebih sehat.
3. Pilih Rumah Sesuai Kemampuan
Jangan memaksakan diri membeli rumah yang harganya di luar jangkauan.
Lakukan simulasi cicilan untuk memastikan pembayaran tidak mengganggu kebutuhan lain.
4. Siapkan Uang Muka yang Cukup
Uang muka yang besar akan mengurangi jumlah utang dan beban bunga.
Bank akan lebih mudah menyetujui KPR jika DP yang diberikan signifikan.
